Lovingly Renovated Farm Home in Fall

Lovingly Renovated Farm Home in Fall

Description

This lovingly renovated home was once, indeed, a farm home. Located on 3 acres of land in the rural community of Barton is it half way between the Village of Weymouth and the town of Digby. Entering the home through the back door you find yourself in a spacious, warm sun room. Entering a country kitchen with a homey feel you notice a Sweetheart wood cooking stove, a modern Jennair electric stove and lovely cabinets made by an European cabinet maker. The two rooms off the kitchen are the laundry room and a pantry with cabinets, a fridge and dishwasher.

There is a cozy dining room with table, chairs and a built in bench along two walls. This is a large room so one end of it is, at present, a small sitting area. A fully intact chimney and hearth are awaiting the installation of a wood burning stove. Another small room would make a bright home office or main floor bathroom. Through the front foyer with its lovely stair case and glass entry at the front door one finds a parlor or family room. This room too has a hearth and chimney awaiting the installation of a wood burning stove.

Upstairs are three bedrooms. One with twin beds, the other with a double bed and still, there is lots of room to spare. The bright bathroom has three pieces with one being a shower stall. The master suite has a roomy dressing area with a very large L shaped walk in closet on one side and a small sitting / reading area on the other. This small area lends itself to an ensuite bathroom as it backs the main bathroom. Beyond these room is the master bedroom. This is a spacious, bright room with a view to St. Mary's Bay, a cathedral style ceiling, build in dressers, headboard and bedside tables.

Back in the sun room where you first entered, you can walk into a large room that can be converted to a huge family room, used as a workshop or games room. This room also has a walkout door to the deck. Above this large room is stair access to a loft.

The renovations are recent as of 1994. All the cabinetry, built in work and furniture has been made by an European cabinet maker. There is a surprising amount of storage space in this home. All furnishings and appliances are included in the asking price, even things such as wiper snipers, so you need nothing to move in and enjoy this property.

Also on the property are a barn with numerous stalls for livestock, a supply of wood for the stove and a smaller "tractor" garage with a cart, hay rake and a couple of antique hand ploughs inside. There is a dug well with good quality water in the barn that can be connected to the home. At present, the property next door has a drilled well with great quality water that supplies both homes with ample water.

The 3 acres are well manicured lawns with blueberry bushes, a vegetable garden, fruit trees, a quince tree, mature trees and flower gardens.

The Location

Barton is located halfway between the Village of Weymouth and the town of Digby.

In Digby you find the local hospital, big box stores, quaint shops, a marina, a curling rink, outdoor swimming pool, an arena, schools and fine restaurants serving fresh seafood including those World Famous Digby Scallops. There are festivals such as Scallop Days and events such as the Wharf Rat Rally that are popular and well known. Digby is the harbour for the Digby to Saint John, New Brunswick ferry.

From Digby you are a short 20 minute drive to the artisan, vineyard and winery community of Bear River.

Weymouth is an historic Village with an interesting cultural centre providing information of the five cultures of the Village. There is a century hotel and a flower shop / gift store that was once a general store from the 1800s. Both this store and the hotel are still in operation. Enjoy lunch at the Goodwin and have a stroll through the Christmas attic of the Weymouth Trading Post.

When in Barton you are 2.5 hours from the Stanfield Halifax International Airport and 1 hour from the Yarmouth to Maine, USA ferries.

NEW!! The Yarmouth International Airport now offers twice daily flights to Halifax and Portland, Maine with touchdowns in Yarmouth both ways. For schedules and prices go to www.starlinkairlines.com

Extras

In addition, 3.5 acres of marshland in Brighton, at the head of St. Mary's Bay, 5 klm away, is part of this property. The marsh hay can be harvested and the pasture can be rented to farmers who would want to summer graze their livestock on this rich source of pasture land.

Another interesting point is the property listed as Quaint Rural Victorian. The Lovingly Renovated Farm Home property described above and the Quaint Rural Victorian are both owned by one family but on two separate deeds. Should you be interested in purchasing both properties the owner is interested in discussing this.
