Writing Your Ad
When writing your
ad, insure you tell potential purchasers all the great things about your
property and area. Make mention of attractions, sights, landmarks, activities,
points of local interest, location of local schools, churches, hospitals and
supermarkets, service and sports clubs that may be in your area.
Do you
have great skiing, hiking trails, lakes, beaches, boating, vineyards or wineries
in your area? Do not forget to mention these in your ad as these are the things
that will attract buyers to your property.
2. Ensure
Your Home has Curb Appeal.
Potential
purchasers often judge a book by its cover or a house by its’ exterior. If the
purchasers do not like what they see from the outside it may be very difficult
to get them through the door. If you are showing your house in the winter,
ensure that your front walk has been well shoveled and salted. Make sure that
you do not have garbage, toys or other items lying around the yard. If you are
showing your house in spring, summer or autumn, plant seasonal flowers in the
ground or in planters, put away the kid’s bikes and make sure the walkway has
been swept, the grass has been cut and leaves raked and disposed of. Small
exterior paint touch ups should be completed prior to showing your property.
Ensure that all doors and windows are clean.
3. Thinning
Out Your Belongings.
Prior to showing
your house you should pack away the clutter, collectibles, off season clothes
etc. If you have an abundance of furnishings they may make your rooms look much
smaller than they are. If you have a storage facility in your neighbourhood it
would be a good idea to store excess furniture until your house has
sold.
4. Clean
Clean Clean
Most potential
purchasers notice when a house is not clean and tidy. Purchasers look in
drawers, closets, under sinks and behind the shower curtain so ensure that you
have cleaned everywhere and that your closets do not look overstuffed and messy.
To a potential purchaser an overstuffed closet simply means that there may not
be ample storage space in the house. Don’t forget to clean your appliances as
purchasers often look into your oven, refrigerator and
washer/dryer.
5. Paint and
Repair
To get the best
price for your house all small repairs to walls, windows, woodwork, floors and
tiles should be completed prior to showing your property. Giving a room or two a
new coat of paint will freshen up the look of your home. Try and use light,
neutral colours where possible.

Decorate.
Use stylish throw
pillows, rugs, mirrors and fresh flowers to help decorate your house. Good
lighting will also enhance the look of your home. Family photos are nice but try
and keep them grouped together and in one area. Keep your colours neutral but
use a different accent colour for accessories.
Other
Tips
1. Try not to have
any scented air freshener or baking pies in the oven when showing your property.
Scents are a very personal thing and scent-free is becoming more popular due to
allergies.
2. Try and keep
your pets away from any potential purchaser. Many people do not like dogs or
cats or are allergic to them.
3. When showing
your home, allow the potential purchasers to enter into a room before you do.
This way they are seeing the room and not your back.
4. If you have a
hallway with many rooms running off of it, keep the doors closed until you show
the room. That way you allow the potential purchaser to focus on what you are
showing them.
5. Potential
purchasers will want to know the annual cost of hydro, heat, cable, satellite,
high speed internet (if you have it), water and insurance so have this
information listed on a hand out for them. If you have a survey or plot plan it
would be a good idea to also have copies made so that you can hand them that as
well. Prepare a listing of the rooms in your house with the measurements so that
the potential purchasers will have that information to take with them. And
finally, make a list of everything that will be included in the sale, such as
appliances, satellite equipment, lawn mower, water softener or UV unit etc.
